RENOVATION

Our clients house was in a good area and it had good bones, but it was tired and in need of a major overhaul.
Once Beacon Construction had explored the options the architect provided we were able to provide pricing options so the owners could make an informed decision on what was the best renovation option for them.
Originally there was to be a minor unit included in the design, however the cost of fire proofing, sound proofing and Auckland Council’s development levy the cost had risen to a point that made it not viable for the limited use it would get as a rental. The decision was made to scrap this option and incorporate the space into a studio room with its own bathroom and bedroom which would be perfect for friends and family.
Another consideration was the rebuilding of an existing deck. This deck formed part of the roof over the lower levels but was in poor condition. The owners were faced with the decision of repairing or completely rebuilt the deck. Beacon Construction were able to provide guidance on what impact both these options would have on price. Although expensive to completely rebuild the deck, this was certainly the best option for achieving a good end result. Repairing the deck would have made for a very inferior quality deck when compared to the remainder of the house which was being completely renovated.
The exterior was cedar weather boards, and these were kept and repaired as necessary. Then the whole house was repainted and now looks like new.
The interior had major work undertaken, with a complete redesign of rooms, all new window joinery (now double glazed) and all new wall linings. New bathrooms and a new designer kitchen were also installed. The finished house is fabulous – a completely new home inside.
The end result was very satisfying, and our client was thrilled. A new house, still looking like it fits into the surrounding area. Reborn to serve and delight its owners for many years to come.
